Surveys & Valuations
Meridian Surveyors undertake many hundreds of surveys on prospective new homes every year and we consider ourselves to have unrivalled local knowledge and expertise in this field.
Why Instruct a Survey? A lenders valuation will only highlight problems within your new home which have an impact upon the property as suitable security for lending. A Mortgage Valuation is undertaken on behalf of your lender and should not be relied upon when purchasing a property.
A detailed survey, undertaken by a Chartered Surveyor, will highlight defects, amongst other significant and urgent issues, such as ongoing movement, roof problems, dampness, timber decay and asbestos.
A survey on your behalf will ensure that you are fully informed and help you make the right decisions when purchasing your home.
Which is the right survey?
The main surveys offered by Meridian Surveyors are:
The RICS HomeBuyer Report: A less expensive survey, suitable for the majority of residential properties, which provides a detailed report highlighting the buildings condition, in addition to other significant and urgent issues. A market valuation is also provided.
The Building Survey: Generally a longer report providing more detail on a buildings construction and condition in addition to general advice on the repairs required. It is suitable for older and more complex properties.
