As Chartered Surveyors, our survey & valuation reports include:

• a detailed report on the condition of the property
• advice on any specialist investigations required

• a balanced opinion on the market value of the property

Buying a property is likely to be the largest investment you make in your life, we can help you make the right choice. Many purchasers rely on their Mortgage Valuation Report to advice them as to the condition of the property they wish to purchase. This report will, however, only highlight defects that affect its suitability as security for a mortgage lender. In order to make a more informed decision you should consider obtaining a survey for yourself, and for residential property these come in two formats.

RICS Homebuyer Reports

A Homebuyer Survey and Valuation provides potential buyers with a report on the condition of the property that they're considering purchasing. It includes a valuation and an evaluation of the building and its condition, enabling them to make up their minds as to whether or not to make an offer on the property and to take an informed decision about its real value and the cost of any work that may need to be done. A Homebuyer Report inspection includes an assessment of: 

• the property's overall condition
• the market value of the property 
• any damp proofing, insulation and drainage and the condition that they're in
• the results of any tests carried out to detect dampness
• any defects to accessible parts of the property that may affect value
• urgent matters needing evaluation prior to signing any contracts

The Chartered Surveyor will inspect as much of the building as possible, although he or she won't check any area of the building that is covered, unexposed or hazardous in accordance with standard inspection procedure. A detailed inspection report will be drawn up and sent out to the client as soon as signed Terms and Conditions and payment has been received.

Building Surveys

A more comprehensive service suitable for the majority of building types, giving a fuller description of the construction and condition. It is a survey more suited to older and larger buildings, and those which have been significantly altered and appear more run down. It does not, however, incorporate an opinion on value or the assessment of rebuilding costs, although these can be provided as an addition service.

Valuations

Valuations are carried out to assess the value of a property. They have a great variety of purposes, among the most important being:

• mortgage finance
• property development

We have a detailed knowledge of the property market throughout Sussex and Kent, and we are able to provide a very balanced opinion on market value.
